  • What is my initial investment?

    Figure 20% down payment plus $30k to completely furnish a typical 3 bedroom 2 bath home so it is rental ready.  So, a $500k property is going to require $130k in cash plus you will be assuming a $400k mortgage.

  • How do I pick a location?

  • Can you help me decorate my property?

    Yes! For a fee of  $2/sf our professional interior desinger  will work with you to select all the furnishings, artwork, and accessories to turn your recently acquired home into the perfect Short-Term Rental.  

  • Who handles cleaning and maintenance?

    We do!  We advertise your property on AirBNB and VRBO, handle all guest communication, and coordinate cleanings and maintenance in between guest stays.  Our local handymen maintain your property and if you need something major involving licensed contractors, we help with that too!

  • How does the money work?

    We charge 25% of the nightly rental rate for our management services.  Cleanings are paid for by the guest and passed through to the cleaning company.  All utilities and maintenance are paid for by the owner.  We use special software to dynamically change the nightly rental rate of your property based on market conditions to maximize your income each month.
